  • Write Review Letter to Seller’s attorney to protect the Buyer from Contract ambiguities or inadequacies.
  • Answer Seller Review Letters.
  • Write Inspection Letter to address Buyer’s rights and concerns pertaining to a Home Inspection.
  • Monitor deadlines and timeframes.
  • Send Extension letters to Seller’s Attorney to safeguard the Buyer’s Earnest Money and keep the transaction intact.
  • Correspond with Buyer’s Broker—keeping them “in the loop” on correspondence and developments.
  • Correspond with Buyer’s Lender to monitor progress and timeframe.
  • Coordinate the site, date, and time of the closing; communicate this information to all parties involved in the transaction.
  • Attend the closing. No Zoom.
  • Explain all documents at the closing table.
  • Successfully close the transaction.

The most complicated and the crucial position in a Real Estate Transaction is that of the Seller’s Attorney. The Strongest and most experienced Attorney should be in this position. Without the “know-how” and experience needed to close a transaction, disastrous results can manifest at the closing table.

There are so many variables required to close a transaction, that the Seller cannot rely on an attorney who is groomed by the Title Company to believe that the Title Company will make sure that everything is done for them, just to get their business. The Seller needs time-proven and tested experience forged over the years of “in the trenches” at thousands of closings. This Process and how to complete it is not taught in Law Schools. It is on the job training—learned over years of doing closings. My team and I have over 160 years of combined experience in this area of practice, which is a benefit to you.
